After the existing house was condemned, new owners brought in John Lum Architecture to grapple with the challenges of a steep site, requiring multiple variances and an extensive planning process. The firm created a three-story house that fits in with the surrounding two-story, Edwardian neighborhood — a 2,700 square feet four-bedroom home, that could be split into two flats depending on the owner's needs.

Due to its corner location, the house is flooded with sunlight, with three terraces providing spectacular views of downtown and the bay beyond. The interior is reflective of the clients' penchant for simplicity and honesty. Oak floors, maple cabinetry and clean lines create a highly livable space.

On the first floor are two bedrooms, a family room and a bathroom. An open plan on the second contains the living/dining/kitchen, while the upper level contains a master bedroom suite, with another bedroom/study. The basement garage aptly utilizes the area below.
